The MARC, a $76 million structure designed by Frank Williams and Associates and engineered by Rosenwasser/Grossman of New York, N.Y., will have 393 apartments on 37 floors; ground-floor retail; four-story, 550-car garage; and a common floor with a health club, laundry room, child care center and other amenities.

Located between 53rd and 54th Streets on 8th Avenue in New York City the structure rises 43 stories (432 ft.) into the city skyline, with a soaring crown accented by a flying column design.

Above the 5th floor, the MARC is a typical efficient residential flat plate building constructed of an 8 inch flat plate erected with a two-day cycle. Below the 5th floor, the building is a complicated system of transfers and offsets.

The single cellar lies 18 inches above converging MTA subway lines that trace diagonally across the site. As a result, it was necessary to transfer a portion of the shear-wall which was located directly above the MTA lines using a series of transfer girders.

This load transfer resulted in a complex load path where the use of finite element modeling as well as strut and tie models provided a safe and efficient design for the numerous loading combinations. This modeling facilitated the design of the deep concrete beams (12 – 20ft high) spanning across the MTA lines while picking up the remaining tower columns.
