Situated on 15 acres on Paradise Road and Riviera Boulevard, across from the Las Vegas Hilton and one block from the Las Vegas Strip, is Turnberry Place, which combines high-rise condominium living with spacious floor plans, resort amenities, personal services, and the social facilities of a private club. To date, two of the four 40-story buildings are complete. One of the main differences between Turnberry Place and other residential developments in Las Vegas is that it offers total luxury and privacy near the city’s best hotels, shopping, dining, and entertainment. Reinforced concrete framing played a key role in the success of the project.

The Florida-based developer, Turnberry Associates, having garnered a reputation as one of the premier developers in the country, decided to enter the Las Vegas market at a time when casino and resort building were at a substantially reduced rate compared to the building boom of the 1990s. The $350 million of construction activity and creation of over 500 jobs have had a significant impact on the local market.

Entry to the complex is through classic iron gates. The buildings surround the 55,000-sq-ft Stirling Club, the finest private club in town. In addition to casual and formal dining rooms, the club includes a lounge, library, billiard room, a 30,000-sq-ft European-style spa, fitness center, indoor and outdoor swimming pools, a tennis complex, business center, and discotheque.

Turnberry Place offers 10 floor plans that range from 1,550 sq ft to over 8,000 sq ft and are priced from $500,000 to more than $5.25 million. Private entry elevators lead directly into the foyer of each spacious residence, offering a sense of seclusion and security tantamount to that of a custom home. At the same time, the units provide spectacular views of the mountains and the Strip.

The floor system for the towers consists of 8-in.-thick post-tensioned concrete flat plates that span 25 ft to 30 ft. Both round and rectangular columns are utilized, and the sizes range from a diameter of 36 in. in the parking garage to 18 in. by 32 in. in the tower. Located strategically around the elevator and stair cores are 24-in.-thick shearwalls that help resist wind and seismic forces. A 9.5-ft-thick mat foundation supports the columns and walls.

High-strength concrete ranging from 5,000 psi to 8,000 psi allowed consistent cycling of forms and contributed to quick access of floors to other trades on the project. “The speed of concrete construction allowed us to complete the first tower in 18 months, about 6 months sooner than we could have done it with a steel frame,” says Steve Kessler, project manager.

Not having to apply fireproofing also helped with the schedule. “Fireproofing can bury the work of other trades, causing delays in a project,” says Kessler. “With concrete, we don’t have to worry about that. The Aladdin Casino used a structural steel frame and they had schedule problems.”

Turnberry’s quick turnaround of the first two towers has led to strong sales for the third, which has recently broken ground and is 60% pre-sold. Turnberry estimates that they are 18 months ahead of schedule on the project.
