Lance Folkerts has been building things as long as he can remember. Although he was trained in the traditional “stick and board” ways of his generation of builders, Lance made a major change in the way he builds the structural wall portion of his buildings three years ago, when he switched from wood to concrete.

Like most projects, maintaining the construction schedule is a critical matter. While waiting for foundation work to be complete so he could start building, Lance began using Insulating Concrete Forms, or ICFs, for his below grade foundations. It was then he realized the benefits of insulated concrete walls. He started to replace the traditional wood framing and batt insulation for the above grade portion of his buildings with concrete placed in ICF, and today the concrete/ICF wall accounts for 98% of his company’s business. “The structural concrete wall above grade gives my customers a superior wall in strength, sound deadening, and energy efficiency. And with the unstable lumber prices and quality issues with soft wood lumber, we can produce a consistent quality building at competitive prices.” Folkerts goes on to say, “Once a builder gets past the learning curve on his first project, concrete/ICF walls are faster than traditional stick framing.”

To ensure a ready and local supply of ICF for his projects, Folkerts now maintains a supply of ICFs, under the company name of Midwest ICFs LLC. This new company stocks and distributes ICF and accessories for builders that have watched Folkerts Construction Company projects and are now starting to follow his lead. “Some of our subcontractors are very interested in learning the concrete/ICF way of building. Once they see the speed and quality of the finished wall, they realize they are looking at the future of exterior wall framing because of lumber and energy cost.”

In-fill in an existing neighborhood was the choice for Jon and Misty Wells' new home. This 2056 sq. ft. home uses ICFs for the exterior walls, and utilizes an ICF forming product for the garage floor. This created a basement bonus area under the garage in a normally unused portion of the house, enabling the Wells to have an 1842 sq. ft. finished basement.
