The $100 million, one million-square-foot project includes
two adjacent towers rising from a shared footprint. Combined,
the 33-story north tower and the 15-story south tower feature
252 hotel guestrooms, 150 luxury residences, a spa and fitness
center, an upscale steakhouse, and the trendy Vegas-style
Ghostbar. |

Located at the Bay Beach area, Waterside IV and Waterside
V utilize insulated concrete form (ICF) infill walls with
stucco finish. They are among the few tall buildings that
utilize ICF walls built in North America.

Above the 5th floor, the MARC is a typical efficient residential
flat plate building constructed of an 8 inch flat plate erected
with a two-day cycle. Below the 5th floor, the building is a
complicated system of transfers and offsets. |

It was determined early in the development stage that a reinforced
concrete structure utilizing a tunnel formwork system would
meet the aggressive schedule, and would save approximately 30%
in direct construction costs. |

for as many units as possible. Concrete framing allowed tremendous
flexibility with cantilevers, thus permitting over 55% of the

the first tower in 18 months, about 6 months sooner than we

Completed in late 2001, the Paramount
Apartments is the tallest concrete building in a region of high
seismic activity in the U.S. At an overall height of 420 ft
(128 m), this 39-story building includes 486 apartment units
and has a total area of 660,000 sq ft (61,316 sq m). |

Tower Apartments
Seattle, WA
An elegant addition to the skyline of Seattle, WA
with an overall height of 320 ft (97.5 m), the project includes
24 stories of luxury apartments over a 7-story parking structure
podium and one level of below grade parking.
